Construction of a modern complex of energy-efficient townhouses "Ra", designed for middle-income people in the city of Dnipro.
Project summary
The purpose of the project: construction of a modern, well-equipped settlement of townhouses of business class "Ra", designed for middle-income people in the city of Dnipro.
For construction, it is necessary to purchase a plot of 0.4 hectares, located in the city of Dnipro, in a developed area, in fact in the center near Robocha Street.
As part of the construction of the village it is planned to build 8 townhouses with an area of 80 to 120 square meters, with small plots.
The total living area of the village will be 800 sq.m., the area of parking lots - 400 sq.m.
The initiator of the project plans to act as a developer, the construction will be carried out directly by the initiator, using Canadian technology of energy-efficient buildings. The initiator has in its location human resources, material and production base for the construction and production of turnkey home kits. For registration of purchase and sale of the earth, development of the general plan, the statement of landing, sale of the constructed apartments, carrying out of advertising campaign the specialized organizations on a competitive basis will be involved.
To achieve these goals you need to solve the following tasks:
resolution of organizational issues and acquisition of the site;
construction of the infrastructure of the settlement, including access roads, preparatory works - felling of trees, earthworks;
construction of townhouses;
concluding agreements with buyers of cottages and registration of transfer of ownership.
1.2 Project financing
The need for financial resources
The total investment in the project is 287,000 USD. At the same time, part of the funds needed to finance the construction is expected to be attracted from co-investors (apartment buyers), as it is planned to sell the objects in parallel with the construction.
Given the planned sales schedule (and the receipt of funds from co-investors), the need for financial resources for the project is initially 120,000 USD.
Terms of raising and reimbursing funds for construction
Most of the financial resources should be involved in the first year of construction.
Reimbursement of borrowed funds is planned once at the end of the project (in December 2021).
During the two-year project implementation period, the investor's net profit will be 220,000 USD.
In addition, upon completion of construction there is an opportunity to provide private housing or condominiums. Thus, after the completion of construction and sale of all houses in the village, the investor will receive income from the current operation of the village.
