Investment project for the construction of a multifunctional ecotourism complex "Dubrova Park" (Republic of Belarus, Minsk region, Smolevichi district, Prilepsky village council, Kudrishchino village area, Dubrovskoe reservoir)

The search for an investor is carried out to jointly develop the project concept, co-finance the construction and further operation of the Dubrova Park facility.

One of the main advantages of the Dubrova Park project is the investor’s ability to choose the direction of project implementation.

The conditions for investor participation in the project are subject to negotiation. All proposals from potential investors are accepted for consideration.

The investment site for the construction of the facility is located on the shore of the reservoir and occupies 80.6 hectares.

To implement the project, there is a territory fully prepared for the active stage of construction. About 6 million USD were spent on the implementation of the preparatory stage.

When implementing the project, it is possible to receive tax benefits provided for by national legislation.

Despite the significant amount of preparatory work done, the project is not tied to a specific direction; the investor has the right to choose the direction of further implementation of the project.

High degree of readiness of the construction site - landscape work has been completed, micro-zones have been prepared for construction, off-site utility networks and structures have been built, communications (gas, electricity) have been supplied.

The territory of Dubrova Park is located within the established entertainment and tourism cluster , which will help attract customers.

Characteristics of the land plot:

The site is triangular in shape, limited from the north, west and south by the water surface, from the east by an asphalt road.

The length of the borders along the coastline is 3.3 km.

The terrain has an active structure, geodetic elevations from 195.28 to 231.27, differences in elevations up to 26 m.

Climatic and environmental conditions

Mild, moderately snowy winters, cool, fairly long summers, satisfactory insolation, moderate humidity and wind force.

The ecological condition of the territory is assessed as favorable. Due to the high greenery of the territory, the presence of forests, and the absence of sources of pollution, the ecological potential of this territory is one of the highest in the region.

Modes of urban planning use of the territory

Ecological regime zone - within the park territory the construction of residential, public and municipal facilities is permitted.

The zone of strictly sanitary and hygienic regime includes areas for sanitary protection of artillery wells and water intakes, designed to create a barrier between protected objects and objects of environmental pollution.

The zone of strict environmental regime includes a water protection zone and a coastal strip, where the construction of objects other than environmental and landscape-recreational ones is not allowed.
